The National Fire Authority (NFA) has opened a public call for expressions of interest (EOI) from government agencies, businesses and organisations to lease space in its planned NFA Turret commercial development in Suva. The authority said the Class A office complex, currently in the planning stages, will be built in Samabula North — adjacent to the Suva Central Business District and close to key government decision-making bodies — and will offer about 8,800 square metres of premium lettable space.
In its advertisement, the NFA described the Turret as a “rare and exclusive opportunity” to occupy space in a modern, environmentally friendly building. The development is being promoted as a green building: design features are intended to lower utility bills through efficient use of energy and water and to promote healthier work environments with improved air quality and increased natural lighting. The authority said the building is aimed at reducing operational costs for tenants while meeting contemporary sustainability expectations.
The planned tower will include ground-floor retail outlets and multiple office levels, with each office floor providing roughly 800 square metres of space. These floor plates are being offered either as whole levels for single tenants or in sub-divisible layouts to suit multiple occupants. The NFA also highlighted on-site amenities such as ample parking, security-controlled entry across all floors and a viewing deck that will provide panoramic vistas of Suva — features it says will help position the Turret as a new city landmark.
By locating the project in Samabula North, the NFA is banking on proximity to government ministries, statutory bodies and the CBD to attract public-sector and corporate tenants seeking central access. The authority has encouraged interested parties to lodge EOIs as part of its broader push to develop modern, sustainable infrastructure in the capital, signalling a move by a statutory agency into property development to meet local commercial real estate demand.
The advertisement did not specify a construction timetable, detailed lease conditions or EOI closing dates, and the project remains at the planning stage. Those details will likely be key for potential tenants assessing relocation or expansion options, given the limited supply of Class A, sustainably designed commercial stock in Suva.
“The NFA Turret is poised to become a new landmark in Suva,” the authority said, reiterating its aim to combine premium office accommodation with environmentally friendly building practices. The public call marks the latest development in the project after the NFA’s initial planning disclosures and opens the process for market engagement as the agency refines specifications and tenant mixes ahead of formal leasing and construction stages.
