Landowners in Fiji have a new opportunity to enhance their properties and facilitate the development of residential lots with the introduction of a specialized loan product. Merchant Finance has approved $16 million under the Land Subdivision Loan for a total of seven projects, aimed at financing civil works entirely. This initiative is expected to create 299 new lots, paving the way for potential first-time homeowners and contributing to both individual wealth and wider economic growth.
Chief Executive of Merchant Finance, Veilawa Rereiwasaliwa, noted that the loans are designed for customers who have an approved development lease. The financial support extends to civil works such as roads, drainage, and necessary infrastructure like water and sewage systems. With a minimum landholding requirement set at two acres, there are opportunities for larger scale developments as well.
This effort aligns with ongoing initiatives aimed at empowering indigenous communities. Ratu Viliame Seruvakula, Chair of the Great Council of Chiefs, highlighted that bolstering the financial resilience of landowners could lead to long-term stability and improvements in living standards, effectively lifting families out of poverty.
In addition to the already approved projects, more than ten additional ventures are in the works, with an overall value exceeding $100 million. This expansion indicates a robust commitment to meet the growing demand for housing and residential lots, envisioning a positive future for both landowners and the broader community.
Reflecting on similar past initiatives, Fiji’s approach to supporting landowners showcases an ongoing commitment to social upliftment and economic participation. The governmental support for land utilization through initiatives like the iTaukei Development Fund further exemplifies this focus on creating financial independence and sustainable growth.
The current financial offerings provide a glimmer of hope for many individuals and families aiming to invest in real estate, with the potential to foster community development and prosperity across Fiji.
