TLTB Takes Strong Action on Rent Arrears: What Tenants Need to Know

The iTaukei Land Trust Board (TLTB) is ramping up its initiatives to address overdue rents, having recently obtained eight court orders for the eviction of tenants who have accrued lease arrears. As of the end of February, TLTB reported an alarming total of $28.1 million owed, with approximately 25,444 tenants found to be in breach of their lease agreements.

The board manages a diverse portfolio of leases, spanning agricultural, residential, industrial, and commercial categories, yet it has not disclosed specifics on which tenants are currently facing eviction. TLTB emphasized, “In the past two months, we have enhanced our strategies for collecting rents, including pursuing legal actions against those who default.” They are urging all tenants with outstanding debts to address their accounts promptly to avoid harsher consequences, which may lead to disconnection of utilities, repossession of land titles, and potentially, eviction from properties.

This escalation in rent collection efforts follows prior final warnings issued to over 14,600 tenants regarding their substantial arrears, which previously amounted to figures nearing $16.7 million. Isoa Tuwai, the General Manager for Estate Services at TLTB, has expressed the board’s readiness to collaborate with tenants to alleviate their financial challenges, promoting dialogue and the possibility of payment arrangements.

Despite the pressing nature of the situation, there remains optimism that constructive communication between TLTB and its tenants can result in mutually beneficial resolutions.
