The Fijian housing sector is currently facing several critical challenges, including inadequate quality of existing housing, a mismatch between housing supply and demand particularly in urban areas, and a notable shortage of affordable housing. These issues have prompted the launch of the National Housing Policy 2025-2030, which outlines the government’s strategic approach to addressing these pressing concerns.

The new policy aims to create a more responsive housing market by expanding the range of housing options available across urban, rural, and maritime locations. It emphasizes targeted assistance for the most vulnerable segments of the population, aiming to progressively enhance housing conditions for all Fijians.

Key data from the policy reveals that a significant percentage of rural houses are situated on customary land, while urban areas show a similar reliance on various tenure types, with a concerning prevalence of informal housing, constituting about 24% of urban dwellings. The need for around 1,600 new homes annually over the next 30 years is highlighted, with the most pressing demand concentrated in the Nadi-Lautoka and Lami-Suva-Nausori urban corridors.

The policy identifies various challenges, including a severe scarcity of land suitable for housing development, high construction costs influenced by limited supplier competition, and a lack of access to essential materials. In response, the government will implement tax incentives and review existing legislative frameworks to bolster housing development and assist lower-income families in securing homes.

As part of a comprehensive response to escalating urbanization and climate change threats, the government intends to enhance the resilience of housing structures to withstand natural disasters, thereby ensuring the safety and well-being of the population.

Looking ahead, the Ministry of Housing will spearhead the policy’s implementation, working collaboratively with communities, local governments, and various partners in the private and educational sectors. This collective effort is seen as a hopeful step towards not only resolving current housing dilemmas but also improving living standards across the nation.
