Fiji Nationals Face Prison Time for Major Real Estate Fraud Scheme

Two Fiji nationals, Jyoteshna Karan, 52, and Praveen Singh, 45, have been sentenced to prison in the United States for their involvement in a large-scale real estate fraud scheme that resulted in significant financial losses to lenders. Karan has been sentenced to three years and four months in prison, while Singh will serve two years, as confirmed by the Acting United States Attorney Michele Beckwith.

From 2006 to 2015, Karan and Singh engaged in a series of straw purchases and short sales involving approximately 15 homes across Modesto and Sacramento. A straw purchase occurs when one individual buys a property on behalf of another to bypass restrictions, a practice deemed illegal as it raises risks for lenders.

After acquiring the homes, the two allowed them to fall into foreclosure and arranged for short sales. They subsequently flipped the properties at market rates, earning substantial profits and causing lenders to incur losses exceeding $3 million. The duo, experienced in real estate, utilized fabricated documents and unwitting participants, ensuring their scheme remained undetected for a significant duration.

This case emphasizes the necessity of vigilance in real estate transactions and the critical role that regulatory measures play in protecting the housing market from fraudulent activities. The outcomes serve not only to penalize the offenders but also to highlight the importance of stringent consequences for similar acts, ideally deterring future fraud attempts.
