Developer Abbas Ali has proposed a significant shift for Fantasy Island, suggesting its designation as a “Public Zone” rather than a “Gated Community.” This recommendation comes amid rising concerns about the operation of Airbnb businesses on the island, an issue that has stirred considerable debate among the lessees.
During a recent meeting of the Association of Fantasy Island Lessees (AFIL) in Nadi, Ali emphasized the need to reassess the management and structure of Fantasy Island. He laid out several options for the nearly 300 lot owners expected to participate in forthcoming discussions:
1. Declaring Fantasy Island as a “Public Zone,” which would involve eliminating fencing, security measures, and levy payments, effectively integrating it into the boundaries of Nadi town.
2. Seeking governmental measures to regulate Airbnb operations, ensuring that Fantasy Island is excluded from Airbnb designations.
3. Maintaining current services while mandating an immediate halt to all Airbnb activities.
Ali underscored the complexities of managing a gated community, stating that the current model may not be sustainable, especially with the ongoing Airbnb activity that complicates security and visitor control. He highlighted that the substantial operating costs—which exceed $240,000 annually against collected levies of only approximately $80,000—necessitate a reevaluation of the community’s structure.
He expressed concern that if Fantasy Island transitions to a public entity, the perception of safety could deter potential guests, thus impacting the area’s appeal and investments. In his words, he would prefer that the government take over service provision or that Airbnb operators manage their impacts directly.
AFIL Chairman Wella Pillay noted the importance of owner participation in this crucial conversation about Fantasy Island’s future. Additionally, Filimoni Vosarogo, Minister for Lands and Mineral Resources, indicated that the lands director would provide a statement soon regarding the matter.
