The ambitious plan to create 3,000 homes through a Public Private Partnership (PPP) Affordable Housing Project in Fiji has now come to an abrupt halt. The Cabinet has officially sanctioned its closure, citing a lack of financial feasibility for the government.
The project, which initially aimed to address the affordable housing crisis, was launched under the Fiji First government’s partnership with the International Finance Corporation (IFC). Six sites were designated for development across Fiji’s Central and Western divisions, including areas such as Raiwaqa, Nepani, Wainibuku, Davuilevu, Tavakubu, and Tavua.
In a recent statement, it was announced that these sites will revert to the Housing Authority of Fiji. This decision follows a tender process that was launched in October 2023 by Deputy Prime Minister and Finance Minister Professor Biman Prasad, who had projected the mobilization of over $500 million in private funding for the initiative. The goal was to not only stimulate the local economy but also improve the investment climate in Fiji, however, the government’s assessment concluded that this model was not sustainable.
Past announcements from Professor Prasad highlighted the importance of ensuring that the PPP effectively delivers affordable housing across various income categories. The government has acknowledged the challenges posed by the growing demand for affordable housing, driven largely by urbanization and a youthful population.
Although this particular project was unsuccessful, the government remains committed to exploring other viable options to ensure housing remains accessible to the Fijian population. There is still hope for the future of housing in Fiji, particularly as discussions for alternative methods and partnerships continue. The overall focus is on building sustainable solutions that can meet the growing demands of affordable housing effectively.
In light of these developments, there’s an opportunity for new initiatives to rise and the chance to rethink approaches to provide secure and affordable housing for all Fijians continues to remain a priority for the government.
