Developer Abbas Ali has responded to comments made by the Minister for Lands, Filimoni Vosarogo, regarding the alleged approval of Airbnb operations within the Fantasy Island gated community. Ali contends that the minister’s remarks were founded on misinformation, particularly pertaining to the zoning status of the properties involved.

Emphasizing that the properties in question are exclusively designated for residential use, Ali stated, “These properties are not permitted for any commercial activities, including Airbnb rentals.” He criticized the idea that homeowners should be allowed to maximize their investments through rentals, labeling such notions as “misconceived and irrelevant.”

Ali pointed out that Fantasy Island was meticulously planned to maintain a clear demarcation between residential and commercial areas, with commercial activities limited to designated zones such as Fantasy Marina. According to Ali, the sale agreements for these properties include restrictive covenants that outright ban commercial usage. For example, a residential lease document explicitly states that the property can only be utilized for residential purposes. Furthermore, the Sales and Purchase Agreement reiterates that no trade or business operations shall take place on the lots, reaffirming the residential-only stipulations.

Ali also referenced the Specific Building Guidelines approved by the government, which govern these activities and were shared with the Ministry of Lands. He reminded that in 2017, the Department of Town and Country Planning commended their efforts to outline a clear framework for development in the area.

Currently, Ali noted that there are around 14 Airbnb operators exploiting residential lots for commercial purposes, an issue he believes undermines the exclusivity the community was designed to uphold. He called for greater cooperation between property owners and the government to address these unauthorized commercial activities effectively.

As the conversation between Ali and Minister Vosarogo progresses, there appears to be an opportunity for real dialogue that respects both the homeowners’ investments and the community’s integrity. A balanced approach will be critical in determining the future of Fantasy Island and can potentially lead to a sustainable plan that accommodates evolving housing practices while maintaining the original intent for the gated community.
