Developers of the Fantasy Island gated community in Nadi have raised alarms about the unauthorized use of residential properties for Airbnb operations, which they argue contravenes the original terms set for the development. Abbas Ali, one of the developers, clarified that since the project’s inception in 1998, the properties were intended solely for private residential use, not for commercial enterprises.
The lease agreements specify that each lot should host only one dwelling, and the emergence of Airbnb rentals has led the developers to appeal to the Fijian government for intervention. Ali emphasized, “This development was designed for high-end residential purposes, not for commercial activities that individuals can exploit for personal profit.” He pointed out that around 12 properties are currently involved in Airbnb activities, many of which are leased by tenants rather than owned by them.
Ali also highlighted the financial burdens faced by the developers due to infrastructure costs, including substantial monthly bills from Energy Fiji Limited that reached approximately $3,000. He firmly stated that business activities are prohibited in the residential precinct to maintain the exclusivity of the area.
In response to these concerns, Minister for Lands Filimoni Vosarogo announced plans to consult with the Director of Lands before providing an official statement regarding the issue. Minister for Housing and Local Government Maciu Nalumisa addressed stakeholders on the potential breach of planning approvals for the Fantasy Island community, underlining the importance of adhering to the established guidelines that classify the development as a high-end residential area.
A meeting is scheduled for Monday in Suva, bringing together key government officials, which will provide a platform to discuss the residents’ worries regarding the current practices, as ensuring compliance with planning regulations remains a priority.
